Where it is and getting around

Brickyard sits in the corner between Highway 17 North and Highway 41. The main entrance is Brickyard Parkway at the Highway 17 light across from Hamlin Road, and The Colonnade section connects to Highway 41 on Colonnade Drive. The back of the neighborhood runs to wetlands and Horlbeck Creek. Everything is inside Town of Mount Pleasant limits according to Charleston County street records.

Highway 41 is the road to watch. Charleston County's roughly $250 million widening includes four lanes from Bessemer Road and Joe Rouse Road down to Highway 17, right past the Colonnade side. Live 5 reported in March and June 2026 that construction is expected to start at the end of 2026, depending on permits and land purchases, and run about four years.

The homes and lots

This is an older, fully built neighborhood: the association counts 825 homes and no open lots, single-family only. Homes in MLS records here date from the early 1990s through about 2010, so you'll see a range from three- and four-bedroom homes on interior streets to larger homes on the lakes and the creek side.

On a 1990s home, I'd ask about the age of the roof, HVAC and water heater, and look at windows and crawlspace or slab moisture during inspection. Exterior changes go through the association's architectural review board, so if you're planning a renovation, read the guidelines before you buy.

Amenities, the boat ramp and the POA

The property owners association lists two pools, a clubhouse, a fitness center, five tennis courts, a basketball court, a playground, open field space and walking paths. The big one for boaters is the private boat ramp and landing on Horlbeck Creek, with gate and key access rules and no unattended overnight storage at the landing. A separate boat storage yard has its own eligibility, fee and waitlist.

The land has real history: archaeological surveys tie it to Boone Hall Plantation and a 19th-century brickyard tied to the Horlbeck family, which is where the name comes from. The association's site doesn't publish dues, so ask for the current budget, the transfer fee and the covenants, and ask about the boat storage waitlist if you need a spot.

Flood zones and rentals

Flood status varies by street. When I sampled Charleston County's FEMA flood layer, Brickyard Parkway, Victoria Lake Drive and Rosedown Point were in zone X, while Old Brickyard Road and much of Waterpointe Circle toward the creek were in an AE zone with base flood elevations of 8 to 9 feet. Run the exact address through my flood zone lookup and ask for an elevation certificate on anything near the water.

The association states there are no short-term rentals in Brickyard Plantation. Town of Mount Pleasant permit rules apply on top of that. Details are on my short-term rental rules page.

Schools

Brickyard Plantation is in the Charleston County School District. Attendance zones can change, so check the exact address with the district's official lookup: Charleston County school zone map.
